Non-QM Loan

Mortgages tailored for you

Self-employed, investing, or earning in ways a tax return doesn't show? Compare non-QM loan options that qualify you on how you really earn.

Non-QM loans, explained

What is a non-QM loan?

A non-qualified mortgage (non-QM) is a home loan that doesn’t follow the standard “qualified mortgage” rules most lenders use. Instead of relying only on W-2s and tax returns, a non-QM lender can look at how you really earn — bank deposits, 1099s, assets or rental income.

That makes it a strong fit if you’re self-employed, invest in real estate, or have income that’s real but doesn’t fit neatly on a tax form. We compare non-QM options from multiple lenders so you can see which one fits.

Types of non-QM loans

Different ways to prove what you earn. We'll match you with the one that fits your situation.

Bank statement loans

Qualify with 12–24 months of personal or business bank statements instead of tax returns. Built for business owners whose write-offs hide their real income.

1099 loans

For freelancers, contractors and gig workers. Your 1099s show what you earn, without the full tax-return picture.

Profit & loss loans

Use a P&L statement, often prepared by a CPA, to document self-employment income.

Asset-based loans

Qualify on savings, investments or retirement accounts rather than a paycheck. A fit for retirees and high-net-worth buyers.

DSCR investor loans

For rental properties: qualify on the rent the property brings in, not your personal income.

Credit-event options

A past bankruptcy, foreclosure or short sale doesn't have to mean waiting years to buy again.

Who is a non-QM loan for?

  • Self-employed borrowers and business owners
  • Freelancers, contractors and gig workers
  • Real estate investors buying rentals
  • Retirees and buyers with significant assets

Non-QM loan FAQs

Still wondering? Call 216-306-0225 and talk to a person.

What does "non-QM" mean?

It stands for non-qualified mortgage: a loan that doesn't meet the Consumer Financial Protection Bureau's "qualified mortgage" standards. That doesn't make it risky or subprime. It just means the lender can use alternative ways to verify you can repay, like bank statements or assets.

Who qualifies for a non-QM loan?

Non-QM loans are common for self-employed borrowers, freelancers, real estate investors, retirees living on assets, and people with a recent credit event. Each program has its own requirements for credit score, down payment and reserves.

Are non-QM rates higher?

Usually, yes. Because the loans are more flexible, rates tend to run higher than a conventional mortgage. Comparing several lenders is the best way to keep that difference small, and that's what we do for you.

How much do I need for a down payment?

It depends on the program and your credit, but 10% to 20% or more is typical. A specialist can tell you exactly what you'd need once we know your situation.

What documents will I need?

Instead of tax returns, expect things like 12–24 months of bank statements, 1099s, a profit & loss statement, asset statements, or a lease for a rental property, depending on the program.

Can I refinance with a non-QM loan?

Yes. Non-QM programs cover refinances as well as purchases, including cash-out refinances for self-employed borrowers and investors.
